A national developer has initiated plans to turn 20 acres of property that's about a block south of Prospect and Shields into 'high-end' apartments and commerce.

At the corner of Prospect and Shields are the Landmark Apartments; soon, there could be a new development on land, owned by the founders of Otter, directly south of Landmark.

I'm very familiar with this area, as I used to live in Fort Collins in the mid-'90s to mid-2000s and dated a girl who lived in the Landmark Apartments; I also had a friend who lived at Stuart and Shields in the Heathridge Apartment complex.

The Coloradoan reports that if plans proceed, 10 buildings, including 348 apartments, are proposed for the open space just north of the Spring Creek Trail.  The complex would also have 3,000 square feet of retail space.

Most of the apartments (50%) would be two-bedroom apartments, 40% would be one-bedroom (682 square feet) and 10% would have three or more bedrooms. The rent on these apartments would not be catered to CSU students; they'd be priced at 'market rate.'

It'll be sad to see the open space go away, but it's good to see more housing options become available in a great part of town.
